Furnished Residences Building Policies

As always, we would like to make sure that you have a comfortable stay with us, so please feel free to reach out to our team if we can assist in any way. Note that below outlines additional policies to be mindful of (some policies may change without notice).

GARBAGE AND RECYCLING

  • Please contact your account manager or the front office for directions to the Garbage & Recycling area.
  • Only regular household garbage may be placed in the garbage bin.
  • All recyclable items/containers (such as aluminum cans, bottles etc.) must be emptied and rinsed before placing in the appropriate recycling bin. Please discard plastic bags in the garbage bin designated for household garbage.
  • Organic food waste must be in compostable bags and disposed in the organic bin.
  • Flattened cardboard boxes must be disposed in the cardboard recycling bin.
  • All trash, rubbish, waste material and other garbage shall be placed in garbage bags and secured. If the garbage is of deteriorating nature, creating offensive odors, then they must be double bagged or have a deodorizing agent applied.
  • Old furniture, Electronics, Household appliances and similar items may not be disposed in the garbage bins and/or area. These items are not regular household garbage and will not be picked up by the waste removal company. There is a camera in the garbage area, and anyone found leaving inappropriate items in this area will be charged accordingly for disposal fees.
  • The Tenant and the Occupant(s) must not leave any personal belongings upon vacating the suite. Any perishable items left behind will be immediately discarded. For items that require special disposal (e.g., appliances, furniture, sports equipment, strollers etc.), a $500 administration fee plus the disposal costs to discard such items will be charged.
  • Additional information is also outlined in your Long Term Stay Furnished Rental Agreement.
  • PARKING AND SECURITY

  • Please refer to your Long Term Stay Furnished Rental Agreement for any applicable parking fees. The front office can assist in providing a valid parking pass and further instructions on where you may park your vehicle. Failure to display a valid parking pass and/or parking in reserved stalls will result in either being ticketed or towed at the vehicle owner’s expense.
  • Parking rates are subject to change from time to time.
  • Except for your vehicle, no other items such as batteries, tires, etc. are permitted to be stored in the parking stall.
  • Maximum height clearance for the gated parking area is 6’. Any damage caused by the Tenant’s negligence will result in the Carmana Hotel & Suites taking action against such Tenant for collection of expenses incurred for remedying such damage.
  • Platinum Parking is the designated parking authority. The Carmana Hotel & Suites acts as an issuing agent only and assumes no responsibility for violation tickets issued by the parking patroller.
  • NO VISITOR PARKING. Please direct your visitors to use metered street parking or public parkades nearby.
  • BIKE STORAGE AREA

  • Bicycles are not permitted to be in the lobby, or to be transported in the lobby elevators, or to be stored in your suite. Please contact the front office to obtain a key to the Bicycle Storage.
  • Bicycle(s) must be stored in the designated Bicycle Storage of the Building and the Tenant(s) and/or Occupant(s) must install their own locking device to discourage theft.
  • No other items, except for a bicycle, can be stored in the Bicycle Storage.
  • Any costs to repair tampered or damaged bicycle lockers/racks will be added to the incidental charges of the Tenant(s) and/or Occupant(s) that caused the damage.
  • PARCEL DELIVERIES

  • The the Carmana Hotel & Suites front desk may receive parcels on behalf of the Tenant(s) or Occupant(s) indicated in the Long Term Stay Furnished Rental Agreement ONLY (deliveries to non-registered names will be turned away) and if it complies with our parcel policy (some restrictions apply).
  • The Tenant(s) and Occupant(s) shall receive, ship, take delivery of, and require suppliers and others to deliver or to take delivery of, merchandise, supplies, fixtures, equipment, furnishings and materials only through the appropriate service delivery facilities. Front desk may assist in receiving tenant’s pre-paid parcel deliveries.
  • The Tenant(s) and Occupant(s) shall inform suppliers of such times and rules and regulations respecting delivery so to accommodate the ease of delivery to and from the Building. Front desk will NOT accept C.O.D. deliveries.
  • The Tenant(s) and Occupant(s) shall remove all such merchandise and other delivered items from the loading area or other part(s) of the Public Area immediately upon such delivery and shall pay such costs as may be determined by the Carmana Hotel & Suites for any hourly, daily, weekly temporary storage permitted by the Carmana Hotel & Suites.
  • MAINTENANCE REPAIRS AND PLUMBING

    If there are any repairs needed (i.e. A/C unit, burnt-out bulbs etc.), please contact the Front office team to arrange a suitable time for our maintenance team to remedy the issue. No plumbing facilities shall be used for any purposes other than that for which they were designed, and no foreign substances of any kind shall be thrown therein, and the expense for any damages resulting from a breach of this provision by the Tenant(s) or by any person for whom the Tenant is responsible, shall be borne by the Tenant.

    NOTICE OF ACCIDENTS

    The Tenant(s) or Occupant(s) must immediately inform the Carmana Hotel & Suites staff in case of fire or accident in the Premises. Any damage to the premises by the Tenant(s) or Occupant(s) or their guests must be repaired by the Tenant as requested by the Carmana Hotel & Suites within a reasonable period.

    EMERGENCIES

    The Tenant(s) or Occupant(s) shall provide the Carmana Hotel & Suites with the names, addresses and telephone numbers of two (2) authorized persons who may be contacted by the Carmana Hotel & Suites in the event of an emergency relative to the Premises. The Tenant(s) or Occupant(s) acknowledges and agrees that for the safety and well being of the Building, it may be necessary from time to time to enter their suite in an emergency in order to correct plumbing, electrical supply, water supply, cablevision, sprinkler system, air conditioning and fire warning system.

    NO OBSTRUCTION OR MISUSE OF FACILITIES

  • The entrances, lobbies, elevators, stairwells, hallways, exercise room, laundry room and other facilities within the Building are for use only by Tenant(s) and Occupant(s) of the Building and the Tenant(s) and Occupant(s) shall not obstruct or misuse such facilities or permit them to be obstructed or misused by their guests.
  • The Tenant(s) and Occupant(s) must not tamper with the fire alarms OR hang any on the sprinkler heads in the premises. These are very sensitive due to the nature of the intended use. Serious damages will occur if activated and Tenants will be charged for any damages caused.
  • NO SOLICITATION

    The Tenant(s) and Occupant(s), or their guests shall not solicit business in the parking areas or other areas of the Common Property and shall not distribute any handbills or other advertising matter therein.

    INSURANCE

    Please make the necessary arrangements to obtain proper insurance coverage while residing at the Carmana Hotel & Suites. It is the Tenant(s)’ and Occupant(s)’ responsibility to obtain suitable and sufficient insurance to cover his property against loss or damage from any cause and for third party liability as well. The Tenant(s) and Occupant(s) agrees that the Carmana Hotel & Suites will not be responsible for any loss or damage for the tenant’s property.

    COMMON FACILITIES AND ASSETS OF THE CARMANA HOTEL & SUITES

    The Carmana Hotel & Suites’ exercise room and laundry facilities are for the sole enjoyment of the Tenant(s) and Occupant(s) of the Building. All the equipment contained in these rooms is the property of the Carmana Hotel & Suites and any willful misuse or damage caused by the Tenant(s) and Occupant(s) will be subject to fines and penalties imposed by the Carmana Hotel & Suites, which may also include the maintenance of any damaged items.

    NOISE COMPLAINTS

    All noise complaints from adjacent suites are to be reported to the Front Desk. For chronic noise complaints from adjacent suites, please email the Front Desk (frontdesk@carmanahotel.com). the Carmana Hotel & Suites shall issue breach letters to the offending Tenant(s) and Occupant(s) in accordance with the Residential Tenancy Act.

    LOST YOUR KEY?

    Please refer to your Long Term Stay Furnished Rental Agreement for any applicable fees for lost keys. Tenant(s) and Occupant(s) must provide picture identification at the Front Desk to verify himself/herself as the Tenant(s) or Occupant(s) on the rental agreement. Please be reminded that keys cannot be left at the front desk for any reason and individuals not listed on the Long Term Stay Furnished Rental Agreement will not be admitted.

    FURTHER RULES AND REGULATIONS

    For the general benefit, welfare and safety of the Building and its Tenants, the Carmana Hotel & Suites may amend these rules and regulations, by alteration or addition, and such amended rules and regulations shall be binding upon all Tenants
